South Coast Metro
Some of the newer sections of housing in Costa Mesa are the areas that surround world famous South Coast Plaza mall, and is commonly referred to as South Coast Metro. Built over a time spanning the early to late 1970's, these neighborhoods followed the growing trend of the time when builders were increasing the size of the homes being built. Neighborhoods like Mesa Woods, Greenbrook, Plaza del Sol and the Del Cerro neighborhood have a character all of their own. Most of these neighborhoods are situated just north of the 405 Freeway, and between Harbor Blvd. and Bristol Street. These neighborhoods have wider streets, medium to large size lots, and very friendly nieghbors.
Many of the neighborhoods have a nice feel with larger trees, quiet interior streets, and close proximity to the Freeways, obvious convenient shopping at South Coast Plaza and Metro Point, and parks and schools. A good number of the homes are 4 and 5 bedroom models (there are smaller three bedrooms) and newer remodeling has put wonderful touches on the existing architechture.

Square Footage: 3 bedrooms are generally about 1100 to 1500; 4 bedrooms are usually between 1600 and 2000; 5 bedrooms are about 2200(+) square feet.
Stories: Much of there neighborhoods are two stories, but there are some single stories that are common for 3, 4 and 5 bedroom homes. Two story homes are mostly on 4 and 5 bedroom homes. Most of the homes will have a downstairs bed/bathroom.
Unique: The most unique feature of these neighborhoods is the ability to walk to the world class entertainment and shopping next door at Metro Point and South Coast Plaza.
Fixer-Uppers: Yes, very common. Original owners have often not updated the homes and these will sell at a reasonable price compared to market for updating. These homes are perfect for the owner who would like to put in a little "sweat equity" or just add their own touches. The majority of these homes were very, very well built, and these are a great choice for the fixer-upper.
Neighborhood Association: Some of the tracts do maintain associations, and some have no association restrictions.
Local Conveniences
Walk to major shopping!! Henry's market provides a hometown feel for some of the best groceries and vegetables in town and you're close to all the major shopping chains which have a branch nearby. The neighborhood is less than a mile from the 405 Freeway, the 73 Freeway and the 55 Freeway, making it easy to get to wherever you're going.
